This position is located in the MAINTENANCE DEPARTMENT of LDH/OAAS/Villa Feliciana Medical Complex, Jackson, LA. This vacancy will be filled by a Probation Appointment or Promotion of a permanent state employee.

The shift is an 8 hour day, Monday thru Friday.

May be required to rotate on call.

This position serves as the Maintenance Repairer 2 for the Maintenance Department at Villa Feliciana Medical Complex, an acute and long term care hospital whose mission is to operate health care programs which provide medical care and treatment for residents with acute, sub-acute, and chronic illnesses and/or disabilities resulting from trauma or genetic defects.

VFMC is a specialized 24 hour medical facility operating with 150-175 staffed beds, with a license capacity of 299 beds. All beds are licensed as hospital beds. The facility operates a small hospital care service that is surveyed by health standards using hospital licensing requirements, with the remainder of the facility surveyed annually under CMS and state standards for nursing facility care. Specialized units include 10 beds for acute and subacute care including a ventilator care and wound care service, and the only inpatient tuberculosis program in the state. The facility is staffed with a table of organization of 221 classified positions and 20+ unclassified positions with a budget in excess of $22 million. The physical plant consists of three patient care buildings, administrative building, activity buildings, support service buildings, staff residences, and a variety of storage and special purpose structures, located on a 157 acre site with its own fresh water system, sewer system, chiller and boiler systems, and electrical distribution system. This facility has control of passage with a security gate at entrance.

The Maintenance Department supports a system similar to a municipality. It provides services to the following:

Seven emergency power plants,

Sewage pumping stations with a 5 acre oxidation pond,

Three lines of natural gas line,

Two electrical high voltage lines (13800 primary and 208 on the secondary),

All electrical poles, transformers and street lights,

One 250 ton chillers & (3) York chillers (172,143 and 125 ton chillers)

One 600 ton cooling tower,

All related pumps for cooling and heating.

Two thermo pack boilers for heating,

Four (8) MVB Modulating Vertical Boilers

Pest control,

Maintain Continuous Surveillance

Operate a public water system

75% Performs repairs and maintains physical structure to buildings, exteriors, furniture, fixtures, air conditioning/heating systems and other mechanical and related fields such as plumbing, carpentry and electrical etc. Makes repairs to appliances, replaces parts and adjustments etc. Sets up and operates machine tools such as drills, table saws, backhoe, skill saw, radial saw, boom truck, rotor machine, air compressor, acetylene torch and other various hand tools, etc..

15% Assists other maintenance personal in mowing, weed eating, hauling, cleaning grounds, road maintenance tasks or any other job duty related to maintenance etc.

5 % Dismantles defective machines and equipment and installs new or repaired parts. Cleans and lubricates shafts, bearings, gears and other parts of machinery.

Visually inspects and tests machinery and equipment.

Listens for unusual sounds from machines or equipment to detect malfunction and discuss machine operation variations with supervisor or other maintenance workers to diagnose problem or repair machine.

5% Performs other related duties in order to maintain the smooth operation of the facility such as being on-call in emergency situations.

Qualifications

QUALIFICATION REQUIREMENTS:MINIMUM QUALIFICATIONS:
Two years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a parks building and grounds attendant.

SUBSTITUTIONS:
Training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or parks building and grounds work will substitute for the required experience. Training will be credited in six month increments.

NOTE:
Custodial building maintenance is not qualifying.

Examples of building construction trades include cabinetmaker, carpenter, concrete finisher, electrician, HVAC controls technician, HVAC mechanic, ironworker, millwright, painter, pipefitter, plasterer, plumber, refrigeration mechanic, roofer, sheet metal worker, steamfitter, tile setter and welder.

Examples of building maintenance include Maintenance Repairer 1/2, B/G/E Maintenance Repairer 1/2 and Maintenance Repair Foreman.

Examples of repair/maintenance of mechanical equipment include Operating Engineer 1/2, auto mechanic, Mobile Equipment Maintenance Mechanic, Mobile Equipment Overhaul Mechanic and Mobile Equipment Master Mechanic.

Differs from Maintenance Repairer 1 because of the expanded scope of journeyman repair work which includes installation of plumbing and electrical fixtures, equipment repairs, and repairs to marine vessels.

Differs from other maintenance jobs by the broad spectrum of trades functions and by the absence of specialized tasks.

Examples of Work

AS A MAINTENANCE REPAIRER

Makes general repairs to buildings, interiors, exteriors, furniture, fixtures, air conditioning/heating systems and other mechanical and related fields such as plumbing, carpentry and electrical.

Maintains and makes general repairs to a variety of motorized equipment including tune-ups, replacement and adjustment of worn or damaged parts, (carburetors, generators, alternators, starters, pumps, brake linings/pads, etc.) and limited dis-assembly of major components (engines, transmissions, final drives, etc.) to determine the extent of damage and repairs necessary.

Makes minor repairs to navigational locks such as replacing hydraulic hoses.

Makes limited repairs to appliances, replaces parts and makes

adjustments, etc.

Starts, operates and checks for safety and maintenance of a wide variety of hand held equipment, motorized vehicles, tractors, cotton pickers, combines, hay balers, planters, etc.

Performs general road maintenance tasks.
